Living in Lyon Park

Lyon Park is a North Arlington neighborhood in ZIP code 22201, south of Clarendon and Courthouse and running down to Arlington Boulevard. Washington Boulevard and North Pershing Drive cross it, and North Pershing Drive has a small strip of shops.

Frank Lyon began laying out the neighborhood in 1919, and the last section was platted in 1951. Most of the streets are lined with 1920s bungalows, American foursquares and Colonial Revival houses from the 1930s and 1940s, along with newer houses. A small number of townhouses sit near Washington Boulevard, and a few low-rise and garden-style condos sit near Arlington Boulevard and the shopping streets.

At the center is the Lyon Park Community House at 414 North Fillmore Street, built in 1925 and renovated in 2014. Lyon Park is the only Arlington neighborhood that owns both its community center and the park around it.

Kenneth Poole, who sold a Lyon Park home with us, wrote on Zillow: “3 days on the market and an above asking offer and an eager buyer willing to work with us through our move!” Every home and every market is different, and we never promise a result. The Mike Webb Team is part of RE/MAX Allegiance.

Lyon Park History & Neighborhoods Nearby

Lyon Park grew up with the streetcar and commuter rail lines that carried people into Washington. In 2003 it was listed on the National Register of Historic Places as the Lyon Park Historic District, with more than 1,100 contributing buildings. The Virginia Department of Historic Resources calls it the county's largest group of Colonial Revival buildings from the years between the two world wars.

Lyon Park is not a county historic district, so owners have more freedom to renovate or rebuild. Buyers who like Lyon Park often look at Ashton Heights to the west and Clarendon and Courthouse to the north, too. Which one fits is a matter of preference.

Lyon Park Homes: Market & Home Types

Most homes here are single-family: Craftsman bungalows, foursquares, kit houses and Colonial Revivals, many of them expanded over the years, plus newer houses built where older ones stood. There are also a few townhouses near Washington Boulevard and some low-rise and garden-style condos near the edges. A small original bungalow, a large rebuilt house and a condo sell at very different prices.

Detached homes face less new competition than condos and townhouses this fall, so a Lyon Park condo or townhouse needs to be priced with care. In September 2026, NVAR reported detached listings across its Northern Virginia region up 5.7% from a year earlier, while condo and townhouse listings rose 49.7%. Arlington's median sale price for July through September 2026 was 11.1% higher than a year earlier, according to Bright MLS.

The size of the house, its updates and the lot all move the number. For a price built from real sales near you, ask for a Lyon Park home value report.

Schools and Getting Around

The Clarendon and Courthouse Metro stations on the Orange and Silver lines are a walk away from much of the neighborhood, and Arlington Boulevard and Washington Boulevard lead to Rosslyn, the bridges into Washington and Route 50.

Lyon Park is served by Long Branch Elementary School, Thomas Jefferson Middle School and Washington-Liberty High School. School boundaries change, so check the current Arlington Public Schools map for any specific address.
