What Your Home Is Worth in Lyon Park

A free home value from people who walk through your home, not a number from a website.

A Free Lyon Park Home Value

In Lyon Park, two houses on the same block can be worth very different amounts. One may be a 1920s bungalow much as it was built, and the other may have been added onto or rebuilt. We come to your home, see what you have, and compare it with the recent sales most like it. Then we tell you the price we believe it would bring today.

You pay nothing, and you owe us nothing. Call when a move is close or still far off, and you will get a clear answer without any pressure.

Why Lyon Park Homes Are Hard to Price Online

Lyon Park's houses were built over more than three decades, from 1919 into the 1950s, and many have been expanded since. Newer houses stand where older ones were, and a few townhouses and condos sit near the edges. An online estimate that averages them together can miss by a wide margin.

We compare your home with recent sales of the same kind: original bungalow with original bungalow, expanded house with expanded house, condo with condo. Then we adjust for finished space, updates, condition, the lot, parking and, for a condo or townhouse, the monthly fee.

You also decide how much to do before you sell. We show you two prices side by side, one prepared and one as it is. Either way, we list your home and handle the sale.

What Your Assessment Does and Does Not Tell You

Arlington County mails its assessment notices every January. The county says it assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments relied on sales from September 1, 2024 through August 31, 2025.

Those sales can be more than a year old by the time you list, and the county cannot see your updates or what still needs work. Use the assessment as a guide, not as your price.

The Arlington Market Behind Your Number

Arlington's median sale price for July through September 2026 was 11.1% higher than a year earlier, according to Bright MLS, the county's fourth quarterly gain in a row.

The kind of home still matters. NVAR reported that in September 2026, detached listings in its Northern Virginia region were up 5.7% from a year earlier, compared with 49.7% for condos and townhouses. Arlington County had about 3.9 months of supply in September 2026, up from 3.0 a year before, so buyers have time to compare, and a price set too high early can cost you later.

Where in Lyon Park Your Home Sits

Buyers weigh the walk to the Clarendon and Courthouse Metro stations, how close a home is to the park and Community House, and whether the street is quiet or near Washington Boulevard, Arlington Boulevard or North Pershing Drive. Lot size and parking count too. We factor in all of it.

Frequently Asked Questions

Is the Lyon Park home value free?

Yes. It is free, and there is no obligation to sell or to list with us.

Does an addition or a remodel raise my Lyon Park home's value?

Usually, but by how much depends on the work, its quality and how it compares with other homes that sold nearby. We look at it in person and show you the sales we used.

Why is my assessment different from what my home would sell for?

Arlington County values homes as of January 1 using older sales. For 2026, it used sales from September 2024 through August 2025. We use the newest sales and look at your actual home.

Does being in the Lyon Park Historic District change my home's value?

The National Register listing itself does not limit what you can do with your home. Buyers value the neighborhood's character, and we price your home against recent sales of similar homes nearby.
