What Your Home Is Worth in Madison Manor
A free home value from people who walk through your home, not a number from a website.
Your Free Madison Manor Home Value
Madison Manor has houses from the late 1940s, the 1950s and 1960s, and recent years, sometimes on the same street. A website estimate cannot tell which one is yours. We visit, see the house for ourselves, match it with the closest recent sales and tell you what we believe it would sell for today.
You pay nothing, and you are not signing up to sell. Ask this season or a few years from now and you will get the same straight answer.

How We Choose the Sales That Count
Madison Manor sales come first. When there are not enough, we add recent sales from Westover, Boulevard Manor and nearby streets near the Falls Church line. We match on age, size, style and updates, so a Cape Cod close to its original layout is compared with others like it, not with a new build.
We then adjust for the lot, bedrooms and baths, any addition, the kitchen and baths, the basement, the roof, windows and systems, parking, and the walk to Madison Manor Park, the W&OD Trail and the Metro. Online estimates miss most of these details.
You choose how much to do before selling. We show you two prices side by side, one prepared and one as it is. Either way, we list your home and handle the sale.
What Your Assessment Does and Does Not Tell You
Arlington County mails its assessment notices every January. The county says it assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments relied on sales from September 1, 2024 through August 31, 2025.
Those sales can be more than a year old by the time you list, and the county cannot see your updates or what still needs work. Use the assessment as a guide, not as your price.
The Arlington Market Behind Your Number
Across Arlington, the median sale price for July through September 2026 was 11.1% higher than a year earlier, Bright MLS reported. Because that figure rolls together condos, townhouses and houses, it tells you where the market is heading, not what your Madison Manor house will bring.
Houses are holding up better than condos on competition. NVAR reported a 5.7% rise in detached listings across its Northern Virginia region in September 2026, compared with a 49.7% rise in condo and townhouse listings. Bright MLS put Arlington at about 3.9 months of supply that month, up from 3.0. More choices mean buyers check prices closely, so yours should be built on real nearby sales.
What Buyers Look for in a Madison Manor House
Buyers here pay attention to updated kitchens and baths, how much space the house has, a dry, finished basement, the age of the roof and heating and cooling, hardwood floors, parking, and a yard that works for them. We point out which of these your house already has and which are worth adding before you list.

Frequently Asked Questions
Is there a cost for the Madison Manor home value?
No. It is free, and asking does not obligate you to sell or to list with us.
Does being near Madison Manor Park or the W&OD Trail change my value?
It can. We look at how similar houses close to the park and trail have sold compared with ones farther away, and factor that in.
Why is my assessment not the same as my selling price?
Arlington County sets values as of January 1 from older sales. Its 2026 values used sales from September 2024 through August 2025. We work from the newest sales and from your home as it is today.
Will an older kitchen hurt my price?
Buyers notice it, but a full remodel is not always worth it. We show you what similar houses sold for with older and updated kitchens so you can decide.
