What Your Home Is Worth in Old Dominion
A free home value from people who walk through your home, not a number from a website.
Your Free Old Dominion Home Value
Old Dominion has homes built across more than 100 years: farmhouses, Queen Anne houses, Sears kit houses, mid-century homes and new builds. That mix makes a single online number hard to trust. We visit your home, compare it with the most similar recent sales and tell you what we believe it would sell for today.
It is free, and there is no obligation to list. Ask whenever you like, and you will get an honest answer with no pressure.

Comparing Your Home With the Right Sales
We start with recent Old Dominion sales that match your home's age, style and size, then add sales from nearby North Arlington streets if we need more. An older home that has been renovated is compared with other renovated older homes, and a new build with other new builds.
Next we adjust for the lot, bedrooms and baths, additions, the kitchen and baths, the basement, the roof, windows and systems, parking, and how close the home is to Langston Boulevard and Glebe Road. These are the differences an automated estimate usually cannot see.
You also choose how much to do before you sell. We show you two prices side by side, one prepared and one as it is. Either way, we list your home and handle the sale.
What Your Assessment Does and Does Not Tell You
Arlington County mails its assessment notices every January. The county says it assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments relied on sales from September 1, 2024 through August 31, 2025.
Those sales can be more than a year old by the time you list, and the county cannot see your updates or what still needs work. Use the assessment as a guide, not as your price.
The Arlington Market Behind Your Number
Bright MLS reported Arlington's median sale price for July through September 2026 at 11.1% above the same months last year. The figure blends every kind of home in the county, so it points to the trend, not to your home's value.
Detached homes are seeing less new competition than condos. NVAR found 5.7% more detached listings in its Northern Virginia region in September 2026 than a year earlier, compared with 49.7% more condos and townhouses. Arlington had about 3.9 months of supply that month, up from 3.0, per Bright MLS. Buyers have more to compare, so your price should hold up against recent nearby sales.
What Buyers Value in an Old Dominion Home
Buyers here weigh the kitchen and baths, the amount of living space and any addition, a dry, finished lower level, the age of the roof and heating and cooling, original details in good shape, the yard and parking. We show you which of these your home already has and which improvements are worth making before you list.

Frequently Asked Questions
Is the Old Dominion home value free?
Yes. There is no cost, and you are not obligated to sell or to list with us.
How do you value an older farmhouse or kit house?
We compare it with recent sales of similar older homes in the same condition and show you what it could bring as it is and after simple preparation.
Why is my assessment different from what my home would sell for?
Arlington County values homes as of January 1 using older sales. Its 2026 values used sales from September 2024 through August 2025. We use the newest sales and see your home in person.
Can I get a home value if I am not selling soon?
Yes. We give you today's numbers now, and we will update them with the newest sales whenever you are ready to talk again.
