What Your Home Is Worth in Old Glebe & Stafford-Albemarle-Glebe
A free home value from people who walk through your home, not a number from a website.
Your Free Home Value
These two neighborhoods are small, so there are fewer recent sales to compare, and houses range from late-1940s originals to homes built in recent years. That combination makes online estimates unreliable. We come see your home, compare it with the best-matched recent sales and tell you what we believe it would sell for today.
The home value is free, and asking for one does not commit you to anything. Whether you plan to move soon or someday, you will get a straight answer.
Finding Good Comparisons When Sales Are Few
We begin with any recent sales in Old Glebe and Stafford-Albemarle-Glebe. Because there may be only a few, we add sales of similar homes on nearby North Arlington streets, matched on age, size, style and condition.
Then we adjust for the lot, bedrooms and baths, any addition, the kitchen and baths, the basement, the roof, windows and systems, parking, and the setting of the street. Those details explain why two homes a block apart can sell for very different prices.
You also decide how much to do before you sell. We show you two prices side by side, one prepared and one as it is. Either way, we list your home and handle the sale.
What Your Assessment Does and Does Not Tell You
Arlington County mails its assessment notices every January. The county says it assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments relied on sales from September 1, 2024 through August 31, 2025.
Those sales can be more than a year old by the time you list, and the county cannot see your updates or what still needs work. Use the assessment as a guide, not as your price.
The Arlington Market Behind Your Number
Arlington's median sale price for July through September 2026 rose 11.1% from a year earlier, Bright MLS reported. That figure includes condos and townhouses as well as houses, so it shows the market's direction rather than your home's value.
Detached homes have less new competition than condos this fall. NVAR reported 5.7% more detached listings in its Northern Virginia region in September 2026 than a year earlier, compared with 49.7% more condos and townhouses. Bright MLS put Arlington at about 3.9 months of supply that month, up from 3.0. With more to choose from overall, buyers check prices against recent sales, so yours should be built on them.
What Buyers Value Here
Buyers in these neighborhoods weigh the kitchen and baths, the amount of living space, a dry, finished basement, the age of the roof and heating and cooling, the yard and parking, and the quiet of the street. We show you what your home already offers and which improvements are worth making before you list.

Frequently Asked Questions
Is the home value free?
Yes. It costs nothing, and there is no obligation to sell or to list with us.
Why are online estimates often off here?
With few local sales and homes that range from late-1940s originals to new builds, an automated estimate has little to compare. We look at your home in person and choose the closest matches.
Why is my assessment different from what my home would sell for?
Arlington County values homes as of January 1 using older sales. Its 2026 values used sales from September 2024 through August 2025. We use the newest sales and see your home in person.
Can you price an older home that has not been updated?
Yes. We compare it with sales of similar homes in original condition and show you what it could bring as it is and after simple preparation.
