What Your Home Is Worth in Riverwood
A free home value from people who walk through your home, not a number from a website.
Your Free Riverwood Home Value
Riverwood has houses from around 1950 next to new builds, on lots from about a quarter acre to half an acre. An online estimate tends to average all of that together. We come to your home, study the house and the land, choose the sales that truly match and tell you the price we expect a buyer to pay right now.
There is no charge and no promise to list. Whether you are moving soon or just curious, you get a plain answer with no pressure.

Pricing a Riverwood Home, Step by Step
We start with recent Riverwood sales and widen to Donaldson Run, Woodmont and Rock Spring when there are not enough. Each match is by era, style, size and condition. A late-1950s mid-century modern is compared with homes like it, not with a new contemporary down the street.
Next we weigh the lot (size, slope, usable yard and whether it backs onto woods), then bedrooms and baths, additions, the kitchen, the lower level, the roof and systems, and parking. Small differences in these can add up to a big gap in price.
You choose how much to do before listing. We give you one price for the home prepared and another for it as it is today. Either way, we list it and manage the sale.
What Your Assessment Does and Does Not Tell You
Arlington County mails its assessment notices every January. The county says it assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments relied on sales from September 1, 2024 through August 31, 2025.
Those sales can be more than a year old by the time you list, and the county cannot see your updates or what still needs work. Use the assessment as a guide, not as your price.
Where the Arlington Market Stands
Per Bright MLS, Arlington's median sale price for July through September 2026 was up 11.1% over the same months a year before. Because that figure covers condos, townhouses and houses alike, treat it as a sign of direction, not a value for your Riverwood home.
Fewer new detached homes are competing for buyers than condos this fall. NVAR's Northern Virginia region had 5.7% more detached listings in September 2026 than a year earlier and 49.7% more condos and townhouses. Arlington's supply was about 3.9 months that month, compared with 3.0 a year earlier, according to Bright MLS. Buyers with more options look for a price that recent sales support.
What Riverwood Buyers Look For
Buyers here look at updated kitchens and baths, a finished, dry lower level, the condition of the roof and the heating and cooling, a yard they can use, parking, and how near the home is to Zachary Taylor Park. We show you what your home already offers and which projects are worth tackling before you list.

Frequently Asked Questions
Is there a charge for a Riverwood home value?
No. It is free, and there is no obligation to sell or to list with us.
Do new homes nearby raise the value of my older Riverwood house?
Not directly. Buyers compare your home with similar homes, so we price it against sales of houses of a similar age, size and condition, and adjust for your lot.
Why is my assessment different from what my home would sell for?
Arlington County values homes as of January 1 using older sales. Its 2026 values used sales from September 2024 through August 2025. We use the newest sales and see your home in person.
Can you price a mid-century home that needs updating?
Yes. We compare it with similar homes that sold in similar condition and show you what it could bring as it is and after simple preparation.
