What Your Home Is Worth in Rock Spring

A free home value from people who walk through your home, not a number from a website.

Your Free Rock Spring Home Value

A Rock Spring rambler that is close to how it was built and a new home a few lots away can be worth very different amounts, and an online estimate often blurs the two together. We come to your home, look at what makes it different, compare it with the closest recent sales and tell you what we believe it would sell for today.

There is no charge and no obligation to list. Ask now or when you are closer to moving, and you will get a plain, honest number.

The Sales We Use, and Why

We look first at recent Rock Spring sales of homes like yours in age, style and size. When there are not enough, we add nearby North Arlington streets in Old Dominion, Donaldson Run and around Williamsburg Middle School. A rambler is compared with ramblers, and a two-story brick house with similar two-story houses.

Then we adjust for the lot, bedrooms and baths, any addition, the kitchen and baths, the basement, the roof, windows and systems, and parking. An automated estimate rarely accounts for those details.

You choose how much work to do before you sell. We show you two prices side by side, one prepared and one as it is. Either way, we list your home and handle the sale.

What Your Assessment Does and Does Not Tell You

Arlington County mails its assessment notices every January. The county says it assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments relied on sales from September 1, 2024 through August 31, 2025.

Those sales can be more than a year old by the time you list, and the county cannot see your updates or what still needs work. Use the assessment as a guide, not as your price.

The Arlington Market Behind Your Number

For July through September 2026, Bright MLS put Arlington's median sale price 11.1% above a year earlier. Because that figure includes condos, townhouses and houses alike, we read it as the direction of the market and set your number from nearby sales.

Houses have less fresh competition than condos this fall. NVAR counted 5.7% more detached listings in its Northern Virginia region in September 2026 than a year earlier, while condo and townhouse listings were up 49.7%. Bright MLS showed Arlington at about 3.9 months of supply that month, up from 3.0. Buyers with more to compare look hard at price, so yours should rest on real sales.

What Buyers Notice in a Rock Spring Home

Buyers here weigh the kitchen and baths, one-level living or extra space, a dry, finished basement, the age of the roof and heating and cooling, hardwood floors, the yard and parking. We point out what your home already has and which updates are worth doing before you list.

Frequently Asked Questions

Is the Rock Spring home value free?

Yes. It costs nothing, and you are not committing to sell or to list with us.

How do you price a rambler that has not been updated?

We compare it with sales of similar ramblers in original condition and show you what it could bring as it is and after simple preparation.

Why is my assessment different from what my home would sell for?

Arlington County values homes as of January 1 using older sales. Its 2026 values used sales from September 2024 through August 2025. We use the newest sales and see your home in person.

Does a finished basement add value in Rock Spring?

Often, if it is dry and usable. We compare sales of similar homes with and without one and show you the difference.
