What Your Home Is Worth in Rosslyn

A free home value from people who walk through your home, not a number from a website.

Your Free Rosslyn Home Value

In Rosslyn, a view of the river or the monuments can change a price more than an extra bathroom. So can the floor, the building and whether you own a condo or co-op shares. An online estimate cannot weigh those things well. We visit your home, choose the closest recent sales and give you the number we expect a buyer to pay today.

There is no cost and no obligation to list. If you are planning a move now or just want to know where you stand, you get a plain answer.

How We Arrive at Your Rosslyn Price

We look first at recent sales in your own building, matched by floor, view, size and layout. Then we widen to similar buildings in Rosslyn and nearby. A co-op at River Place is compared with other co-op sales, because buyers finance and value co-ops differently. A North Rosslyn townhouse is compared with townhouses.

Next we adjust for bedrooms and baths, the kitchen and baths, a balcony or terrace, parking, storage, the monthly fee and what it covers, and the building's amenities and condition.

Then you decide how much to do before listing. We give you a price with the home prepared and a price as it is today. Either way, we list it and run the sale.

What Your Assessment Does and Does Not Tell You

Arlington County mails its assessment notices every January. The county says it assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments relied on sales from September 1, 2024 through August 31, 2025.

Those sales can be more than a year old by the time you list, and the county cannot see your updates or what still needs work. Use the assessment as a guide, not as your price.

Where the Arlington Market Stands

Bright MLS reported Arlington's median sale price for July through September 2026 up 11.1% from a year earlier. Because that blends every kind of home in the county, it tells you the direction of the market, not what your unit is worth.

For condo and townhouse owners, competition is the bigger story. NVAR counted 49.7% more condos and townhouses for sale in its Northern Virginia region in September 2026 than a year earlier, and 5.7% more detached homes. Bright MLS put Arlington at about 3.9 months of supply that month, up from 3.0. With more to compare, buyers expect a price that recent sales support.

What Rosslyn Buyers Value

Rosslyn buyers look closely at the view and the light, the monthly fee and what it includes, parking, storage, updated kitchens and baths, a balcony, the building's amenities and the walk to the Metro. Co-op buyers also look at the building's approval rules. We show you what your home already offers and which updates are worth making first.

Frequently Asked Questions

Is the Rosslyn home value free?

Yes. There is no charge, and you are not obligated to sell or to list with us.

How much does a view add to a Rosslyn condo?

It depends on the building and the view. We compare your unit with sales of similar units with and without that view, and show you the difference in real numbers.

Why is my assessment different from what my home would sell for?

Arlington County values homes as of January 1 using older sales. Its 2026 values used sales from September 2024 through August 2025. We use the newest sales and see your home in person.

How do you value a co-op?

We compare it with recent co-op sales in the same complex and similar ones nearby, since buyers finance and value co-op shares differently from condos.
