Every Shirlington Community Is Priced on Its Own
Shirlington's homes range from mid-century garden condos to a 2006 condo building inside the Village and townhouses with garages built in the 2000s. Windgate, Courtbridge, Heatherlea, Shirlington Crest, West Village and the rest each have their own floor plans, fees and amenities.
We compare your home with recent sales in your own community first, then with similar homes nearby, and adjust for size, updates, condition, parking and the monthly fee. An online estimate that blends them all together can easily miss.
You also choose how much to do before you sell. We show you two prices side by side, one prepared and one as it is. Either way, we list your home and handle the sale.
Your Assessment Is Not Your Sale Price
Arlington County sends its assessment notices each January. The county says it assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments were based on sales from September 1, 2024 through August 31, 2025.
Those sales can be more than a year old by the time you list, and the county cannot see your updates or the work still needed. The assessment is a reference point, not your price.
The Arlington Market Right Now
Arlington prices rose through the summer. According to Bright MLS, the county's median sale price for July through September 2026 was 11.1% higher than a year earlier, its fourth straight quarter of gains.
Condo and townhouse owners have more competition, though. NVAR reported that in September 2026, condo and townhouse listings in its Northern Virginia region were up 49.7% from a year earlier, while detached listings rose only 5.7%. Arlington County had about 3.9 months of supply in September 2026, compared with 3.0 a year before. Buyers are comparing closely, so the first price matters.
How Close You Are to the Village Matters
In Shirlington, location often comes down to the walk. Buyers notice how far a home is from the Village at Shirlington's restaurants, library and theater, how close it is to the trails and I-395, and what the community offers, such as a pool, tennis courts or a garage. We weigh all of it when we price your home.

Frequently Asked Questions
Is the Shirlington home value free?
Yes. It is free, and there is no obligation to sell or to list with us.
Does being close to the Village at Shirlington raise my home's value?
It can. We compare your home with recent sales of similar homes, including how close they are to the Village, and show you what we found.
Why is my assessment different from what my home would sell for?
Arlington County values homes as of January 1 using older sales. For 2026, it used sales from September 2024 through August 2025. We use the newest sales and look at your actual home.
Are Arlington home prices going up or down?
According to Bright MLS, Arlington's median sale price from July through September 2026 was 11.1% higher than a year earlier. Condo and townhouse sellers face more competition, so pricing right from the start matters.
