Your Free Tara-Leeway Heights Home Value
A Tara-Leeway Heights bungalow that is close to how it was built and one that has been added on to can be worth very different amounts, even a few doors apart. Online estimates often blend them together. We look at your actual home, line it up with the closest recent sales and tell you what we believe it would sell for today.
It is free, and asking does not mean you have to list. Whether you plan to move soon or someday, you get a plain answer without pressure.

Which Sales We Compare Your Home With
We start with houses that sold in Tara-Leeway Heights, then add sales from Westover, Leeway Overlee and other nearby streets if we need more. We compare like with like, so a one-level bungalow is measured against other bungalows, and a rebuilt house against other new or rebuilt houses.
From there we adjust for the lot, bedrooms and baths, any addition, the kitchen and baths, the basement, the roof, windows and systems, parking, and the walk to the Lee-Harrison shops. Those are the things a computer estimate usually gets wrong.
You decide how much to do before you sell. We show you two prices side by side, one prepared and one as it is. Either way, we list your home and handle the sale.
What Your Assessment Does and Does Not Tell You
Arlington County mails its assessment notices every January. The county says it assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments relied on sales from September 1, 2024 through August 31, 2025.
Those sales can be more than a year old by the time you list, and the county cannot see your updates or what still needs work. Use the assessment as a guide, not as your price.
The Arlington Market Behind Your Number
Arlington prices kept rising this year. Bright MLS reported the county's median sale price for July through September 2026 at 11.1% higher than a year earlier. That average includes every kind of home, from high-rise condos to new houses, so it shows the trend, not your number.
Houses are also facing far less new competition than condos. NVAR's Northern Virginia region had 5.7% more detached listings in September 2026 than a year before, while condo and townhouse listings were up 49.7%. Arlington had about 3.9 months of supply that month, up from 3.0, according to Bright MLS. Buyers are comparing more carefully, so your price needs to match what similar homes have really sold for.
What Adds Value in a Tara-Leeway Heights House
In a 1940s or 1950s house, buyers focus on the kitchen and baths, how much living space there is, a dry, finished basement, the age of the roof and heating and cooling, hardwood floors and a usable yard. We show you which of these your house already has and which are worth doing before you list.

Frequently Asked Questions
Does the home value cost anything?
No. It is free, and you are not agreeing to sell or to list with us by asking.
My house is close to how it was built. How do you price it?
We compare it with sales of houses in similar condition nearby, and show you what it would likely bring as it is and after simple preparation.
Why doesn't my assessment match what my home would sell for?
The county values homes as of January 1 based on sales that are already old by then. For 2026, it used sales from September 2024 through August 2025. We use today's sales and see your home in person.
Will a finished basement raise my home's value?
Often, if it is dry and comfortable to use. We look at how similar houses with and without one have sold and show you the difference.
