What Your Home Is Worth in Waverly Hills
A free home value from people who walk through your home, not a number from a website.
Your Free Waverly Hills Home Value
Waverly Hills houses share an era, the 1920s and 1930s, but not a size or a condition. One Tudor may be close to original while the Colonial next door has doubled in size. An online estimate usually cannot see that. We come to your home, compare it with the most similar recent sales and tell you what we believe it would sell for today.
It is free and comes with no obligation to list. Whenever you ask, you will get a straight number and no pressure.

Which Sales We Use and Why
Our first look is at recent Waverly Hills sales in the same style and size range as yours. If we need more, we add nearby streets in Cherrydale and around Ballston. A Cape Cod is weighed against Cape Cods, a Tudor against Tudors, and a newer house against newer houses.
Then we account for the lot, bedrooms and baths, additions, the kitchen and baths, the basement, the roof, windows and systems, parking, and the walk to Ballston and the Metro. These are the details that separate one sale from another, and an automated estimate does not know them.
You also choose how much to do before you sell. We show you two prices side by side, one prepared and one as it is. Either way, we list your home and handle the sale.
What Your Assessment Does and Does Not Tell You
Arlington County mails its assessment notices every January. The county says it assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments relied on sales from September 1, 2024 through August 31, 2025.
Those sales can be more than a year old by the time you list, and the county cannot see your updates or what still needs work. Use the assessment as a guide, not as your price.
The Arlington Market Behind Your Number
Bright MLS reported that Arlington's median sale price for July through September 2026 rose 11.1% from a year earlier. Since that average includes condos near the Metro as well as houses like yours, it describes the market, not your home's value.
House sellers have less new competition right now. NVAR counted 5.7% more detached listings in its Northern Virginia region in September 2026 than a year earlier, compared with 49.7% more condos and townhouses. Arlington's supply was about 3.9 months that month, up from 3.0, according to Bright MLS. Buyers have more to compare, so your price should stand up next to recent nearby sales.
What Adds Value to a Waverly Hills House
Buyers here look at the kitchen and baths, the number of bedrooms and baths upstairs, a dry, finished lower level, the age of the roof and heating and cooling, original details in good condition, parking and the yard. We show you which of these your home already offers and which are worth improving before you list.

Frequently Asked Questions
Is the Waverly Hills home value free?
Yes. It costs nothing, and asking does not mean you have to sell or list with us.
How do you value a Tudor or Cape Cod that is mostly original?
We compare it with recent sales of similar homes in original condition and show you what it could bring as it is and after simple preparation.
Why is my assessment different from what my home would sell for?
The county's January 1 value uses sales that are already months old. Its 2026 values were based on sales from September 2024 through August 2025. We use the most recent sales and look at your home in person.
Does being in the historic district change my home's value?
We do not assume it does. We price your home from recent sales of similar homes nearby, inside and outside the district.
