Your Free Waycroft-Woodlawn Home Value

A 1930s Cape Cod that still has its original footprint and a new house a few doors down can be worth very different amounts in Waycroft-Woodlawn. An online estimate often splits the difference. We visit, see what your home actually offers, compare it with the best-matched recent sales and tell you what we believe it would sell for today.

It is free, and there is no obligation to list. Ask now or when you are closer to moving, and you will get an honest number with no pressure.

Choosing the Right Sales to Compare

Our starting point is recent sales in Waycroft-Woodlawn of homes like yours in age, style and size. If we need more, we add nearby streets in Waverly Hills and around Ballston. An original Cape Cod is compared with other original Cape Cods, and a new build with other new builds.

Then we adjust for the lot, bedrooms and baths, any addition, the kitchen and baths, the basement, the roof, windows and systems, parking, and how far the home is from Ballston and the Metro. Those details explain why two nearby homes sell for different prices, and an automated estimate misses most of them.

You also choose how much to do before selling. We show you two prices side by side, one prepared and one as it is. Either way, we list your home and handle the sale.

What Your Assessment Does and Does Not Tell You

Arlington County mails its assessment notices every January. The county says it assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments relied on sales from September 1, 2024 through August 31, 2025.

Those sales can be more than a year old by the time you list, and the county cannot see your updates or what still needs work. Use the assessment as a guide, not as your price.

The Arlington Market Behind Your Number

Arlington's median sale price for July through September 2026 was 11.1% above the year before, Bright MLS reported. Because Ballston condos and Waycroft-Woodlawn houses are both in that figure, it tells you which way the market is moving, not what your house is worth.

Houses also have less new competition than condos this fall. NVAR reported 5.7% more detached listings in its Northern Virginia region in September 2026 than a year earlier, while condo and townhouse listings were up 49.7%. Bright MLS showed Arlington at about 3.9 months of supply that month, up from 3.0. With more options in front of them, buyers lean on recent sales, and your price should too.

What Buyers Weigh in Waycroft-Woodlawn

Buyers here pay attention to the kitchen and baths, total living space and any addition, a dry, finished lower level, the age of the roof and heating and cooling, parking and the yard, and the walk to Ballston. We show you which of these your home already has and which are worth improving before you list.

Frequently Asked Questions

Is the Waycroft-Woodlawn home value free?

Yes. There is no cost, and asking does not commit you to selling or listing with us.

Does walking distance to Ballston change my home's value?

It can. We compare similar homes closer to and farther from Ballston and the Metro and show you how location affected their prices.

Why is my assessment different from what my home would sell for?

Arlington County sets values as of January 1 from sales that are already months old. Its 2026 values used sales from September 2024 through August 2025. We use the latest sales and see your home in person.

My Cape Cod has not been updated. Can you still price it?

Yes. We compare it with sales of similar homes in original condition and show you what it could bring as it is and after simple preparation.
