What Your Home Is Worth in Westover
A free home value from people who walk through your home, not a number from a website.
Your Free Westover Home Value
On one Westover street you can find a house close to its 1940s size next to one that has doubled with a rear addition. An online estimate often treats them alike. We come see your home, compare it with the closest recent sales and tell you what we believe it would sell for today.
It costs nothing and you are under no obligation to list. Whether you ask this month or in a few years, you get a straight answer and no pressure.

Matching Your House to the Right Sales
We start with recent sales in Westover, then widen to nearby streets in 22205 if we need more. We match on size, style, age and how much the house has been expanded or updated, so an original Cape Cod is weighed against original Cape Cods.
Next we account for the lot, bedrooms and baths, the quality of any addition, the kitchen and baths, the basement, the roof, windows and systems, parking, and the walk to the Westover shops. An automated estimate cannot see most of those.
You also decide how much work to do before selling. We show you two prices side by side, one prepared and one as it is. Either way, we list your home and handle the sale.
What Your Assessment Does and Does Not Tell You
Arlington County mails its assessment notices every January. The county says it assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments relied on sales from September 1, 2024 through August 31, 2025.
Those sales can be more than a year old by the time you list, and the county cannot see your updates or what still needs work. Use the assessment as a guide, not as your price.
The Arlington Market Behind Your Number
Bright MLS reported Arlington's median sale price for July through September 2026 at 11.1% above the same months of 2025. That figure covers every kind of home in the county, so it is background for your number, not the number itself.
Detached houses face less new competition than condos. NVAR counted 5.7% more detached listings in its Northern Virginia region in September 2026 than a year earlier, against 49.7% more condos and townhouses, and Arlington County had about 3.9 months of supply, up from 3.0. When buyers take their time, a price backed by real sales matters more.
What Buyers Notice in a Westover House
In an older brick house, buyers pay close attention to how well an addition blends with the original rooms, the kitchen and baths, the age of the roof and heating and cooling, hardwood floors, a dry basement and off-street parking. We point out which of these your home already has and which are worth doing before you list.

Frequently Asked Questions
Is the Westover home value free?
Yes. It is free, and there is no obligation to sell or to list with us.
Does an addition raise my Westover home's value?
Often, when it is well built and fits the rest of the house. We compare your home with sales of similar houses with and without additions and show you the difference.
Why is my assessment different from what my home would sell for?
Arlington County values homes as of January 1 using older sales. For 2026, it used sales from September 2024 through August 2025. We use the newest sales and look at your actual home.
Does being in the historic district change my home's value?
We do not assume it does. We price your home from recent sales of similar houses nearby, most of which are in or near the same district.
