What Your Home Is Worth in Williamsburg

A free home value from people who walk through your home, not a number from a website.

Your Free Williamsburg Home Value

Williamsburg has original ramblers, renovated homes and many newer houses, often on lots around 10,000 square feet. With that range, an online estimate can easily miss. We walk your home and lot, compare them with the closest recent sales and tell you what we believe your home would sell for today.

You pay nothing, and you are under no obligation to list. Whether you move next spring or years from now, you will get a straight number with no pressure.

Weighing the House and the Lot

Here the lot can matter a great deal. We compare your home with recent Williamsburg sales of similar size, age and condition, on similar lots, and add sales from nearby North Arlington streets when we need more. A renovated rambler is weighed against renovated ramblers, and a new home against new homes.

Next we adjust for bedrooms and baths, any addition, the kitchen and baths, the basement, the roof, windows and systems, parking, and the size, shape and setting of the lot. Those details are hard for an automated estimate to judge.

You also decide how much to do before you sell. We show you two prices side by side, one prepared and one as it is. Either way, we list your home and handle the sale.

What Your Assessment Does and Does Not Tell You

Arlington County mails its assessment notices every January. The county says it assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments relied on sales from September 1, 2024 through August 31, 2025.

Those sales can be more than a year old by the time you list, and the county cannot see your updates or what still needs work. Use the assessment as a guide, not as your price.

The Arlington Market Behind Your Number

Across the county, Bright MLS reported the median sale price for July through September 2026 up 11.1% from a year earlier. Because it blends every type of home, from condos near Metro to houses on big lots, we use it for direction and build your price from nearby sales.

Detached homes face far less new competition than condos this fall. NVAR found detached listings in its Northern Virginia region up 5.7% in September 2026 from a year earlier, while condos and townhouses were up 49.7%. Bright MLS put Arlington at about 3.9 months of supply that month, up from 3.0. With more homes to compare, buyers expect a price that lines up with recent sales.

What Buyers Value in Williamsburg

Buyers here look at the lot and yard, the kitchen and baths, living space and any addition, a dry, finished lower level, the age of the roof and heating and cooling, and parking. We show you what your home already has and which improvements are likely worth making before you list.

Frequently Asked Questions

Is the Williamsburg home value free?

Yes. There is no fee, and it does not commit you to selling or to working with us.

How much does my lot matter?

In Williamsburg it can matter a lot. We compare your home with sales on similar lots and show you how size and setting affected those prices.

Why is my assessment different from what my home would sell for?

Arlington County bases its January 1 value on sales that are already months old. Its 2026 values used sales from September 2024 through August 2025. We use the most recent sales and see your home in person.

Can you price my rambler as it is?

Yes. We compare it with sales of similar homes in the same condition and show you what it could bring as it is and after simple preparation.
