What Your Home Is Worth in Yorktown

A free home value from people who walk through your home, not a number from a website.

Your Free Yorktown Home Value

In Yorktown, new homes have gone up beside mid-century houses, and that makes online estimates especially unreliable. An older home can be pulled up or down by a new build's price that has little to do with it. We visit, see your home for what it is, compare it with truly similar recent sales and tell you what we believe it would sell for today.

It is free and comes with no obligation to list. Whenever you ask, you will get a realistic number and no pressure.

Separating Older Homes From New Builds

We compare your home with recent Yorktown sales of similar age, size and condition, and add sales from Rock Spring, Old Dominion and other nearby streets when needed. If you own an older house, we keep new-construction sales in their own group so they do not distort your number.

Then we adjust for the lot, bedrooms and baths, any addition, the kitchen and baths, the basement, the roof, windows and systems, and parking. Those are the details that set one home apart from another nearby.

You also decide how much to do before selling. We show you two prices side by side, one prepared and one as it is. Either way, we list your home and handle the sale.

What Your Assessment Does and Does Not Tell You

Arlington County mails its assessment notices every January. The county says it assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments relied on sales from September 1, 2024 through August 31, 2025.

Those sales can be more than a year old by the time you list, and the county cannot see your updates or what still needs work. Use the assessment as a guide, not as your price.

The Arlington Market Behind Your Number

Prices across Arlington are still climbing: Bright MLS put the county's median sale price for July through September 2026 at 11.1% over a year earlier. Since that mixes condos, townhouses and houses, it tells you the trend, and your own number has to come from homes like yours.

Detached homes face less new competition than condos this fall. NVAR reported 5.7% more detached listings in its Northern Virginia region in September 2026 than a year earlier, compared with 49.7% more condos and townhouses. Arlington had about 3.9 months of supply that month, up from 3.0, according to Bright MLS. With more choices in front of them, buyers measure price against recent sales.

What Buyers Weigh in a Yorktown Home

Buyers here look at the kitchen and baths, living space and any addition, a dry, finished basement, the age of the roof and heating and cooling, the yard and parking. We show you which of these your home already offers and which are worth improving before you list.

How Your Home Value Visit Works

  • We tell you which updates tend to pay off and which do not.

Planning further out? Save the report, and we will rerun it with the latest sales when the time is right.

Once you list with us, the prep is handled through The White Glove Home Sale Method™, including painting, handyman repairs, staging and deep cleaning, at no additional cost to you. While the home is on the market, we sit down with you monthly to look at the price again. A client of many years wrote in a Google review: “They are honest and very realistic.”

Frequently Asked Questions

Is the Yorktown home value free?

Yes. You will not be charged, and asking does not tie you to selling or to us.

Do new homes nearby raise my home's value?

Not directly. A new build sells for what it offers. We compare your home with sales of similar homes, and show you new-build sales separately so you can see the difference.

Why is my assessment different from what my home would sell for?

The county sets its number as of January 1, working from sales that are already months old. For 2026 it relied on sales from September 2024 through August 2025. Our number comes from the latest sales and a visit to your home.

Can you price my older home as it is?

Yes. We compare it with sales of similar homes in the same condition and show you what it could bring as it is and after simple preparation.
