What Your Home Is Worth in Arlington View

A free home value from people who walk through your home, not a number from a website.

What Your Arlington View Home Is Worth Today

The value of an Arlington View home depends on which kind of home it is and what shape it is in. We come to your house, tour it with you, and look for the recent sales that match it best. Then we tell you the price we believe it would get on today's market.

There is no charge and no commitment. Call when you are ready to move or long before. You get an honest number and no sales pressure.

Older Homes, New Builds and Townhouses Are Priced Differently

Arlington View has about 450 homes. Most are single-family houses, older and newer side by side, and there are also townhouses and three apartment properties. Large new homes have replaced some older ones, and their sale prices are not a fair measure of a house that has not been rebuilt.

An online estimate can mix all of these together. We separate them. We compare your home with sales of the same kind of home, then adjust for size, age, updates, condition and the lot.

You can also choose how much to do before selling. We show you two prices, one if the house is prepared and one if it is sold as it is. Either way, we list it, market it and handle the sale for you.

How the County Assessment Fits In

Every January, Arlington County mails out assessment notices. The county says it assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments came from sales between September 1, 2024 and August 31, 2025.

Because it is tied to a single date, an assessment is based on sales that can be more than a year old when you list. It also cannot see what you have updated or what still needs work. It is a useful reference, not the price your house will sell for.

The 22204 Market This Fall

Arlington View is in ZIP code 22204. Homes there that sold from July through September 2026 averaged 54 days on the market and sold for about 97.2% of their original list price, according to Bright MLS. The median sale price was $625,000, up 0.8% from a year earlier.

The median includes every type of home, so it is only a rough guide for one Arlington View house. Home type matters right now: NVAR reported that in September 2026, condo and townhouse listings in its Northern Virginia region were up 49.7% from a year earlier, while detached listings were up only 5.7%. A townhouse owner has more competition than a single-family owner.

Arlington County had about 3.9 months of supply in September 2026, up from 3.0 a year earlier. Buyers have more homes to compare, so the right price from the first day counts.

What Is Around Your House Counts Too

Buyers weigh the street as well as the house. They look at how close a home is to the Carver Community Center and its six-acre park, to Columbia Pike and to I-395, and at what has been built nearby. We factor in where your house sits along with what is inside it.

Frequently Asked Questions

Do the new homes on my street raise my home's value?

It depends. A new home sells as a new home, and buyers pay for that. We compare your house with sales of homes like it, and we show you the newer sales too so you can see the difference.

Is the Arlington View home value free?

Yes. It is free, and there is no obligation to sell or to list with us.

Why is my assessment different from what my home would sell for?

Arlington View is in ZIP code 22204, where the median sale price from July through September 2026 was $625,000, according to Bright MLS. That includes every type of home, so yours can be worth well above or below it.
