What Your Home Is Worth in Aurora Highlands

A free home value from people who walk through your home, not a number from a website.

Your Free Aurora Highlands Home Value

Aurora Highlands mixes 1930s Cape Cods, Colonial Revival houses, twin homes, newer Craftsman-style builds and condos, often within a few blocks. A website estimate cannot tell them apart well. We visit your home, match it with the closest recent sales and tell you what we think a buyer would pay for it today.

There is no fee, and asking does not mean you have to list. Moving soon or later, you get a straight answer with no pressure.

How We Find Your Number

For a house, we start with recent sales of similar houses in Aurora Highlands and nearby South Arlington streets, matched by age, style, size and condition. For a condo, we look first at sales in your own building and then at similar buildings close by.

Then we adjust for bedrooms and baths, the kitchen and baths, the lower level, additions, the roof and systems, the yard, parking and how far the home is from the Metro. Older details that buyers love count, and so do the repairs they will want to price in.

You decide how much to do before you sell. We give you two prices side by side, one for the home prepared and one for it as it is. Either way, we list it and handle the sale.

What Your Assessment Does and Does Not Tell You

Arlington County mails its assessment notices every January. The county says it assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments relied on sales from September 1, 2024 through August 31, 2025.

Those sales can be more than a year old by the time you list, and the county cannot see your updates or what still needs work. Use the assessment as a guide, not as your price.

The Arlington Market Behind Your Number

Bright MLS reported Arlington's median sale price for July through September 2026 up 11.1% from a year earlier. That number blends every kind of home in the county, so it shows the trend, not the value of your house or condo.

Houses and condos are in very different spots this fall. NVAR counted 5.7% more detached listings in its Northern Virginia region in September 2026 than a year earlier, while condo and townhouse listings rose 49.7%. Bright MLS put Arlington at about 3.9 months of supply that month, up from 3.0. Condo owners in particular face more competition, so the right price and a well-prepared home matter more.

What Aurora Highlands Buyers Value

Buyers here look for updated kitchens and baths, good storage, parking, a dry lower level, a usable yard, the age of the roof and heating and cooling, and an easy walk to the Metro, the park and the shops. Condo buyers also weigh the building's fees, amenities and condition. We show you what your home already has and which updates are worth doing first.

If you are not ready to sell, keep the report. We will refresh it with new sales whenever you ask.

When you sell with us, The White Glove Home Sale Method™ covers painting, handyman repairs, staging, deep cleaning, landscaping and more at no additional cost to you, and we review the price with you each month until your home sells. A seller wrote in a Zillow review: “I went with them because they were upfront and realistic about the list price, because they promised a raft of beyond the ordinary extra services, and because they knew my neighborhood intimately.”

Frequently Asked Questions

Is the Aurora Highlands home value free?

Yes. There is no charge, and you are not obligated to sell or to list with us.

How do you value a condo in Aurora Highlands?

We start with recent sales in your building, then similar buildings nearby, and adjust for floor, view, size, updates, parking and fees. With more condos for sale this fall, the price has to stand on real sales.

Why is my assessment different from what my home would sell for?

Arlington County values homes as of January 1 using older sales. Its 2026 values used sales from September 2024 through August 2025. We use the newest sales and see your home in person.

Can you price an older home that needs work?

Yes. We compare it with sales of similar homes in similar condition and show you what it could bring as it is and after simple preparation.
