Your Free Ballston-Virginia Square Home Value

In Ballston and Virginia Square, the best guide to your home's value is usually the last few sales in your own building. We come by, look at your unit or house with you, line it up against those sales and the closest ones nearby, and give you the price we believe it would sell for today.

It is free, and there is no obligation to list. Ask now or years from now, and you will get a plain answer without pressure.

Building First, Then the Block

We start inside your building: which units sold, at what floor and size, with what updates, and at what fee. Then we widen to similar buildings near the same Metro station, and for a townhouse or house, to sales on nearby streets.

From there we adjust for square footage, layout, view, light, parking, storage, updates and condition. A website estimate that averages every building on Wilson Boulevard together cannot see any of that.

You also choose how much to do before you sell. We show you two prices side by side, one prepared and one as it is. Either way, we list your home and handle the sale.

What Your Assessment Does and Does Not Tell You

Arlington County mails its assessment notices every January. The county says it assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments relied on sales from September 1, 2024 through August 31, 2025.

Those sales can be more than a year old by the time you list, and the county cannot see your updates or what still needs work. Use the assessment as a guide, not as your price.

Numbers Behind This Fall's Prices

Bright MLS reported Arlington's median sale price for July through September 2026 at 11.1% above the same months of 2025. That median blends houses, townhouses and condos, so it says little about one unit.

For condos, the bigger story is supply. In September 2026, NVAR counted 49.7% more condo and townhouse listings in its Northern Virginia region than a year before, compared with 5.7% more detached homes, and Arlington County had about 3.9 months of supply, up from 3.0. When buyers can compare several similar units, the one priced in line with real sales gets the showings.

Small Details That Move the Price

A few blocks can matter here. Buyers weigh the walk to the Ballston-MU or Virginia Square-GMU station, whether a unit faces Wilson Boulevard or a quiet side street, the floor and the view, and whether a parking space and storage come with it. We count each one.

Frequently Asked Questions

Is the Ballston-Virginia Square home value free?

Yes. It is free, and there is no obligation to sell or to list with us.

What if no unit in my building has sold recently?

We look at the closest similar buildings near the same Metro station and adjust for differences in fee, amenities, age and condition, and we show you every sale we used.

Why is my assessment different from what my home would sell for?

Arlington County values homes as of January 1 using older sales. For 2026, it used sales from September 2024 through August 2025. We use the newest sales and look at your actual home.

Does my condo fee lower my unit's value?

Buyers weigh the fee against what it covers, such as utilities, amenities and reserves. A higher fee that covers more can be fine; we compare your unit with sales at similar fees.
