What Your Home Is Worth in Barcroft

A free home value from people who walk through your home, not a number from a website.

Your Free Barcroft Home Value, Based on Your Actual House

Your Barcroft home value depends on your house more than on any average. We come to you, walk through the house and the lot with you, and compare them with the recent sales that are truly like them. Then we tell you what your home would likely sell for if you listed it today.

It is free and there is no obligation. Call us the year you plan to move or years before. Either way, you get a straight answer and no sales pitch.

A Century of Houses on the Same Streets

According to the Barcroft School and Civic League, the central part of Barcroft has homes built from the 1880s to the 1980s. Starting in 1918, builder Walter O'Hara and his son Robert built several hundred of them in a variety of styles. The civic league also notes at least one Sears home and one Lustron enameled steel home.

Today you will find colonials on big lots, Cape Cods, craftsman-style houses, farmhouses and new construction, sometimes on the same block. An online estimate averages them. We compare your home with sales of similar age, style, size and condition, and we look closely at the lot, because many Barcroft lots are big.

You also have a choice: prepare the house before it goes on the market, or list it as it is. We show you two numbers side by side, what it could sell for prepared and what it might sell for as it is, and either way we list it and handle the sale for you.

Your County Assessment Is Not Your Sale Price

Arlington County mails its assessment notices each January. The county says it assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments were based on sales from September 1, 2024 through August 31, 2025.

Because taxes are figured from a set date, the assessment works from sales that can be more than a year old by the time you list. It also cannot account for the inside of your house, the updates you made or the work it still needs. Use it as a reference point, not a sale price.

What the Barcroft Market Is Doing Now

Barcroft is in ZIP code 22204. Homes there that sold from July through September 2026 took an average of 54 days to sell and received about 97.2% of their original list price, according to Bright MLS. The median sale price was $625,000, up 0.8% from a year earlier.

The median blends every type of home in the ZIP code, so it tells you little about one Barcroft house. Type matters right now: in September 2026, NVAR reported condo and townhouse listings across its Northern Virginia region up 49.7% from a year earlier, while detached listings rose only 5.7%.

Arlington County had about 3.9 months of supply in September 2026, up from 3.0 a year earlier. Buyers have more choices, and they compare closely. A price that is right from the first day gives your home its best chance.

They notice the Four Mile Run Trail along the neighborhood and how close Route 50, George Mason Drive and Columbia Pike are. We look at where your house sits and what is around it.
