What Your Home Is Worth in Bellevue Forest
A free home value from people who walk through your home, not a number from a website.
Your Free Bellevue Forest Home Value
Bellevue Forest homes sit on lots that differ in size, slope, trees and view, and the houses range from late-1930s Tudors to new builds. Those differences are hard for any online tool to capture. We walk your home and lot with you, compare them with the most similar recent sales and tell you what we believe your home would sell for today.
There is no fee, and asking does not mean you have to list. Whether you are moving soon or planning years ahead, you will get a clear answer without pressure.

Valuing the Land as Well as the House
We look first at recent Bellevue Forest sales, then at nearby neighborhoods such as Donaldson Run and Country Club Hills when we need more. We match by style, size, age and condition, and pay close attention to the lot: its size, its slope, how much of it is usable, and how it sits among the trees.
Then we adjust for bedrooms and baths, additions, the kitchen and baths, the lower level, the roof, windows and systems, parking, and how close the home is to the parks and trails. Those factors can separate two similar houses by a wide margin.
You also decide how much to do before you sell. We show you two prices side by side, one prepared and one as it is. Either way, we list your home and handle the sale.
What Your Assessment Does and Does Not Tell You
Arlington County mails its assessment notices every January. The county says it assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments relied on sales from September 1, 2024 through August 31, 2025.
Those sales can be more than a year old by the time you list, and the county cannot see your updates or what still needs work. Use the assessment as a guide, not as your price.
The Arlington Market Behind Your Number
Arlington's median sale price for July through September 2026 rose 11.1% from a year earlier, according to Bright MLS. That figure blends condos, townhouses and houses of every size, so it signals the trend rather than the value of a home on a large wooded lot.
Detached homes have less new competition than condos this fall. NVAR counted 5.7% more detached listings in its Northern Virginia region in September 2026 than a year earlier, while condo and townhouse listings rose 49.7%. Bright MLS put Arlington at about 3.9 months of supply that month, up from 3.0. Buyers who can compare more homes expect prices backed by recent sales.
What Buyers Value in Bellevue Forest
Buyers here weigh the lot and its privacy, the trees and any views, updated kitchens and baths, a dry, finished lower level, the age of the roof and heating and cooling, and parking. We show you which strengths your home already has and which improvements are worth making before you list.

Frequently Asked Questions
Is the Bellevue Forest home value free?
Yes. There is no charge, and you are not obligated to sell or to list with us.
How much does my lot add to my home's value?
It depends on the size, slope, trees, privacy and how much of it is usable. We compare your lot with those of similar homes that sold nearby and show you the difference.
Why is my assessment different from what my home would sell for?
Arlington County values homes as of January 1 using older sales. Its 2026 values used sales from September 2024 through August 2025. We use the newest sales and see your home in person.
Can you price an older home that needs work?
Yes. We compare it with sales of similar homes in similar condition and show you what it could bring as it is and after simple preparation.
