What Your Home Is Worth in East Falls Church
A free home value from people who walk through your home, not a number from a website.
Your Free East Falls Church Home Value
East Falls Church has Colonials on quiet streets, townhouses a short walk from the station, and homes of many ages in between. Two homes a block apart can be worth very different amounts. We come see yours, compare it with the recent sales that match it best and tell you what we believe it would sell for today.
The home value is free, and it does not commit you to selling. Whether your move is months or years away, you will get a straight answer.

Matching Your Home With the Right Sales
We look at recent East Falls Church sales of the same type of home first: houses with houses, townhouses with townhouses. If we need more, we add sales from Westover, Highland Park-Overlee, Leeway Overlee and nearby streets.
Then we adjust for the lot or patio, bedrooms and baths, any addition, the kitchen and baths, the basement, the roof, windows and systems, parking, and the walk to the Metro and the trails. Those are the details that move the number, and an online estimate rarely captures them.
You also choose how much to do before you sell. We show you two prices side by side, one prepared and one as it is. Either way, we list your home and handle the sale.
What Your Assessment Does and Does Not Tell You
Arlington County mails its assessment notices every January. The county says it assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments relied on sales from September 1, 2024 through August 31, 2025.
Those sales can be more than a year old by the time you list, and the county cannot see your updates or what still needs work. Use the assessment as a guide, not as your price.
The Arlington Market Behind Your Number
Arlington's median sale price for July through September 2026 came in 11.1% above a year earlier, according to Bright MLS. That figure covers every kind of home in the county, so it tells you the trend, not what your home is worth.
Home type matters more than usual this fall. NVAR reported that detached listings in its Northern Virginia region were up 5.7% in September 2026 from a year earlier, while condo and townhouse listings were up 49.7%. If you own a townhouse here, more competing listings mean the price has to be right from the start. Bright MLS showed Arlington at about 3.9 months of supply that month, up from 3.0.

Buyers here weigh the walk to the Metro and the trails, updated kitchens and baths, a dry, finished lower level, the age of the roof and heating and cooling, parking and outdoor space. We point out what your home already offers and which updates are worth making before you list.

Frequently Asked Questions
Is the East Falls Church home value free?
Yes. There is no cost and no obligation to sell or to list with us.
Does being close to the Metro raise my home's value?
It can. We compare sales of similar homes near the station with ones farther away and show you how location affected the price.
Why is my assessment different from what my home would sell for?
Arlington County sets values as of January 1 using sales that are already months old. Its 2026 values used sales from September 2024 through August 2025. We use the newest sales and see your home in person.
How do you price a townhouse here?
We compare it with recent sales of similar townhouses nearby, and we look at how many other townhouses are for sale right now, since that affects how buyers see the price.
