What Your Home Is Worth in Green Valley

A free home value from people who walk through your home, not a number from a website.

Find Out What Your Green Valley Home Is Worth

A Green Valley home value starts with knowing exactly what you own. We come to your home, look through it with you, and compare it with recent sales of homes that match it. Then we tell you the price we think it would sell for today.

It is free and comes with no obligation. Whether you are moving next season or planning ahead, you get a straight answer and no pressure.

Houses and Townhouses Are Two Different Markets

Green Valley has single-family houses, townhouses and duplexes, including the duplexes of Fort Barnard Heights, some older and some newer. Right now those two kinds of homes are selling under very different conditions, and an online estimate that mixes them can easily miss.

We compare like with like: your house with similar houses, your townhouse with similar townhouses. Then we adjust for size, age, updates, condition and, for a house, the yard.

You can also decide how much to do before selling. We show you two prices side by side, one prepared and one as it is. Either way, we list the home and handle the sale for you.

Your Assessment Is Not Your Price

Arlington County sends assessment notices every January. The county says it assesses property at 100% of fair market value as of January 1, and it used sales from September 1, 2024 through August 31, 2025 for its 2026 residential assessments.

The sales behind your assessment can be well over a year old by the time you sell, and the county cannot see the inside of your home. Keep it as a reference, not as the number buyers will pay.

What the Market Looks Like Right Now

In ZIP code 22204, homes that sold from July through September 2026 took an average of 54 days to sell and brought about 97.2% of their original list price, according to Bright MLS. The median sale price was $625,000, up 0.8% from a year earlier.

For Green Valley owners, the type of home is the big story. NVAR reported that in September 2026, condo and townhouse listings in its Northern Virginia region were up 49.7% from a year earlier, while detached listings were up only 5.7%. Townhouse sellers have far more competition this fall than owners of single-family houses do.

Arlington County had about 3.9 months of supply in September 2026, compared with 3.0 a year earlier. Buyers are comparing more homes, so getting the price right on the first day matters more than it did last year.

What Is Nearby Matters Too

Buyers look at what is around a home as well as what is inside. In Green Valley, that can mean how close it is to Jennie Dean Park and Four Mile Run, to Shirlington's shops and restaurants, and to I-395. We include all of it when we price your home.
