What Your Home Is Worth in Highland Park-Overlee & Leeway Overlee

A free home value from people who walk through your home, not a number from a website.

Your Free Home Value

Here, a house from the early 1900s, a 1950s Colonial and a new build can all sit on the same block. That range is why online estimates often miss. We come see your home, compare it with the closest recent sales and tell you what we believe it would sell for today.

There is no charge and no obligation to list. Ask now or years from now, and you will get a clear, honest number without pressure.

Finding the Sales That Truly Compare

We look first at recent sales in Highland Park-Overlee Knolls and Leeway Overlee, then at nearby North Arlington streets when we need more. We match on age, style, size and how much the house has been changed, so an older house with its original layout is not judged against a new build.

Then we adjust for the lot, bedrooms and baths, any addition or second story, the kitchen and baths, the basement, the roof, windows and systems, parking, and how close the home is to Langston Boulevard and the Metro. An automated estimate cannot weigh most of these.

You also choose how much to do before you sell. We show you two prices side by side, one prepared and one as it is. Either way, we list your home and handle the sale.

What Your Assessment Does and Does Not Tell You

Arlington County mails its assessment notices every January. The county says it assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments relied on sales from September 1, 2024 through August 31, 2025.

Those sales can be more than a year old by the time you list, and the county cannot see your updates or what still needs work. Use the assessment as a guide, not as your price.

The Arlington Market Behind Your Number

Countywide, prices are still rising. Bright MLS put Arlington's median sale price for July through September 2026 at 11.1% above a year earlier. That number mixes condos, townhouses and houses of every age, so it tells you the direction of the market, not what your house is worth.

Houses also have less new competition than condos right now. In September 2026, NVAR's Northern Virginia region had 5.7% more detached listings than a year before, while condo and townhouse listings rose 49.7%. Bright MLS showed Arlington at about 3.9 months of supply, up from 3.0. Buyers have more time to compare, so your price needs to hold up next to recent sales.

What Buyers Weigh in These Houses

Buyers here look closely at the kitchen and baths, the age of the roof and heating and cooling, the condition of older windows and hardwood floors, a dry basement, parking, and whether an addition fits the rest of the house. We tell you which of these your home already has and which are worth doing before you list.

How Your Home Value Visit Works

  • You choose a day and time.
  • We come to your home and look at it room by room, inside and out.
  • You see the recent sales we compared it with, side by side.
  • You get two numbers: one if you prepare the house, one if you sell it as it is.
  • You hear which updates tend to earn their cost here and which do not.

If your plans are a year or more away, keep the report. When the time comes, we will update it with whatever has sold since.

If you list with us, the prep work comes with it: The White Glove Home Sale Method™ includes painting, handyman repairs, staging, deep cleaning and more at no additional cost to you. While your home is on the market, we sit down with you each month to look at the price again. A seller described Mike and Claudia on Zillow as “Experts in the local market” who “expertly determined the best asking price.”

Frequently Asked Questions

Is the home value free?

Yes. You pay nothing for it, and asking does not commit you to selling or to listing with us.

How do you price an older house when newer homes sell nearby?

We compare it with sales of houses of similar age, size and condition, and show you separately how new builds nearby have sold, so you can see the difference.

Why is my assessment different from what my home would sell for?

The county sets values as of January 1 from sales that are already months old. Its 2026 values used sales from September 2024 through August 2025. We start from the latest sales and from what we see in your home.

Does a second story or addition raise my home's value?

Often, when it is well built and fits the house. We compare your home with sales of similar houses with and without one and show you the difference.
