What Your Home Is Worth in Lyon Village
A free home value from people who walk through your home, not a number from a website.
Your Free Lyon Village Home Value
Lyon Village houses were built over many years and in many styles, from small Cape Cods to large Colonials, and many have been rebuilt or added onto. That makes each one different to price. We visit your home, look at it with you, and line it up against the recent sales most like it. You get the price we believe it would sell for today.
It is free, and you are under no obligation. Whether you plan to move soon or someday, you will get a plain answer and no pressure.

Matching Your House With the Right Sales
Lyon Village was laid out starting in 1923, and most of its original houses went up before 1950. Since then, many have been expanded and others replaced with newer houses, and a few condos sit near the edges. An online estimate that blends all of them can miss badly.
We compare your house with recent sales of its own kind, original with original, expanded with expanded, new with new. Then we adjust for finished space, bedrooms and baths, updates, condition, the lot and parking.
You also choose how much to do before you sell. We show you two prices side by side, one prepared and one as it is. Either way, we list your home and handle the sale.
What Your Assessment Does and Does Not Tell You
Arlington County mails its assessment notices every January. The county says it assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments relied on sales from September 1, 2024 through August 31, 2025.
Those sales can be more than a year old by the time you list, and the county cannot see your updates or what still needs work. Use the assessment as a guide, not as your price.
Where Arlington Prices Stand This Fall
According to Bright MLS, Arlington's median sale price for July through September 2026 was 11.1% higher than a year earlier, the fourth quarter in a row of gains.
Detached houses have the least new competition. NVAR counted detached listings in its Northern Virginia region up 5.7% from a year earlier in September 2026, compared with 49.7% for condos and townhouses. Arlington County had about 3.9 months of supply that month, up from 3.0, so buyers have time to compare, and a first price backed by real sales protects you.
Location Inside Lyon Village
Buyers weigh how far a house is from the Clarendon or Courthouse Metro station and Lyon Village Park, whether the street is quiet or near Langston Boulevard or Wilson Boulevard, and the size and slope of the lot. We count all of it.

Frequently Asked Questions
Is the Lyon Village home value free?
Yes. It is free, and there is no obligation to sell or to list with us.
Is my original Lyon Village house worth more or less than a newer one?
Usually less than a large new house nearby, but it depends on size, condition and updates. We compare it with recent sales of similar original houses so the number fits your home.
Why is my assessment different from what my home would sell for?
Arlington County values homes as of January 1 using older sales. For 2026, it used sales from September 2024 through August 2025. We use the newest sales and look at your actual home.
Does the historic district listing change my home's value?
The listing itself places no architectural restrictions on owners. Buyers value the neighborhood's character, and we price your home against recent sales of similar homes nearby.
