What Your Home Is Worth in Fairlington

A free home value from people who walk through your home, not a number from a website.

What Your Fairlington Home Is Worth Today

In Fairlington, the best guide to your home's value is what the same kind of unit sold for recently. We come by, walk through your home with you, and compare it with those sales. Then we tell you the price we believe it would bring on today's market.

It is free and there is no obligation. Call us before a move or years ahead of one, and you will get a clear number with no pressure.

Layout, Levels and Association Set the Price

Every Fairlington home is a condo, built from 1942 to 1944, but they are far from identical. Some are townhouse-style on two, three or four levels, and others are garden-style condos on one floor. Each belongs to one of seven associations, with its own fee and amenities.

We compare your home with recent sales of the same layout and number of levels, then adjust for the updates, the condition, the view of the courts, parking and the monthly fee. A website estimate cannot tell a renovated three-level unit from an original one.

You also choose how much to do before you sell. We show you two prices side by side, one prepared and one as it is. Either way, we list your home and handle the sale.

Your Assessment Is a Different Number

Arlington County mails its assessment notices every January. The county says it assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments used sales from September 1, 2024 through August 31, 2025.

Those sales can be more than a year old by the time you list, and the county does not see the inside of your home. Keep the assessment as background, not as your price.

The Arlington Condo Market This Fall

Arlington prices held up through the summer. According to Bright MLS, the county's median sale price from July through September 2026 was 11.1% higher than a year earlier, the fourth quarter in a row of gains.

Condo sellers do face more competition. NVAR reported that in September 2026, condo and townhouse listings in its Northern Virginia region were up 49.7% from a year earlier, while detached listings rose only 5.7%. Arlington County had about 3.9 months of supply in September 2026, compared with 3.0 a year before. With more to compare, Fairlington buyers notice when a price is off.

Where Your Unit Sits Matters

Buyers also weigh the spot. They look at which association it is in, how close it is to a pool or the tennis courts, whether it faces a quiet court or a busier street, how near it is to the walk into Shirlington, and how parking works. We factor all of it in.

Frequently Asked Questions

Is the Fairlington home value free?

Yes. It is free, and there is no obligation to sell or to list with us.

Is a three-level Fairlington unit worth more than a two-level one?

Usually it has more space, but the price also depends on the updates, condition, location and fee. We compare your unit with recent sales of the same layout so you see the real difference.

Does my association's fee affect my price?

Buyers weigh the monthly fee against what it covers, such as pools, tennis courts and grounds. We factor that in when we compare your home with recent sales.

Why is my assessment different from what my condo would sell for?

Arlington County values homes as of January 1 using older sales. For 2026, it used sales from September 2024 through August 2025. We use the newest sales and look at your actual home.
